The foothill communites of La Crescenta, La Canada, Sunland/Tujunga and Glendale are closely related in demographics, shopping, schools and real estate. Many residents shop, dine and see movies/plays either locally or in Glendale & Pasadena. The Glendale Unified School District serves Montrose, Verdugo City and La Crescenta as well as Glendale. School scores in Glendale vary with many schools in the La Crescenta area, especially Rosemont, the middle school; and Crescenta Valley, the high school; scoring near the top or best in the district. Schools in La Canada score even better! Sunland/Tujunga on the other hand has more affordable housing, much of it in beautiful neighborhoods, but schools that don’t score as well on standardized tests.
The charts below reflect how long it takes to sell a house. Longer market times can be caused by sellers who refuse to reduce their price in a down market. Some markets such as upscale neighborhoods don’t have many foreclosures and consequently the sellers have a stronger negotiating position. In other neighborhoods where there are many foreclosures prices are softer and owners wind up cutting their price in order to sell.
