Conforming Loan Limits Increased

More Good News… In August 2007 the “Credit Crunch” began in earnest. The first casualty was the home buyer in La Crescenta, La Canada or Glendale who needed a loan for more than $417,000. Begining in August loans for more than $417,000 became increasingly difficult to get. Fast forward to March 2008 – loans of more than $417,000 are almost impossible for qualified borrowers to find. Sunland, Tujunga and Shadow Hills were especially affected since homes in those areas had recently gone over the old conforming loan limits.

That should get easier now. The agency in charge of this, “Office of Federal Housing Oversight”, has increased the conforming loan limit for our area to $729,750 for a single family home. For people buying 4 units apartments loans will be available for up to $1,403,400. That’s right, conforming loans (attractive interest rates) will be available for income property of 4 units for 1.4 million dollars. If you know anyone who’s been hoping to refinance please tell them these rates will only be available until the end of this year.

Final rules from lenders should be availabe in a few weeks.

Remember, these loans will also be available for multi-family property!

Great News on FHA Loans

First, a little good news for home owners and home buyers in the Verdugo Hills!

H.U.D., the Federal Agency that regulates FHA loans has increase the FHA loan limits for our area from $362,790 to $729,750. This will enable many of the individuals & families who are unable to qualify for “Jumbo Loans” to buy a house. Some estimates say this will help as many as 33,000 California families buy a home – including our areas here in Sunland, Tujunga, Glendale, La Crescenta, La Canada & Shadow Hills. And, as you can see by the sales stats included here, it’s about time!

The sales figures here don’t show the increased activity of buyers shopping and making offers in the market place which is literally occuring as I write this post. Pent up demand has been building since the financial markets went into crisis in August 2007. In future posts I will show how and why more buyers are starting to re-enter the market place.

The Verdugo Hills (house talk)

Hi. Welcome to Verdugo Hills House Talks. The topic is the Verdugo Hills. If you live in La Crescenta, La Canada, Montrose, Sunland, Tujunga or Glendale please send me your comments. My name is John Hickey and I’ll be discussing local real estate issues. I’d love to have your thoughts about local news and area developments. Perhaps you’re a member of one of our local PTAs, a Civic Group or simply concerned about a local issue, please let me know. Either comment here are send me an email.

As most everyone is aware, real estate is in a very turbulent time. Prices have come down, sales are down; in coming posts I’ll give you updates on prices and other market developments. Certainly it’s a tough time for the homeowner trying to sell a house. Please remember, as Ben Franklin said, “It’s an ill wind that blows no one good…” The winds of our times are blowing first-time home buyers some fabulous values. Moreover, we presently have some of the lowest interest rates ever and lots of homes to choose from.

For anyone thinking of investing in real estate, we are getting close to the break even point on some income property. I’ll be keeping my readers up to date.
