The green & blue graphs show prices in La Crescenta base on a 7 day average (Green Line) and 30 day average (Blue Line). As you can see prices firmed up in the spring after a long decline during the winter. Glendale (the red & black lines) on the other hand has been declining all year with some leveling off during the summer.
Compare the Glendale & La Crescenta chart (above) to the chart of La Canada that follows: As you can see, the median price in La Canada has continued rising. This could be the result of fewer sales of more expensive homes pushing the median price up or it could simply be rising prices. This is the result of high levels of foreclosures in these communities driving prices down. This pattern looks like it will continue into next spring.
