Previewing La Canada Real Estate

Checking out homes for sale in La Crescenta & La Canada.

Tuesday is “Caravan Day”.  Today I previewed several distinctive homes in La Canada and La Crescenta.  One that really stood out is located on Chula Senda in Flintridge.  This La Canada estate lot is about 1 1/2 acres of mostly flat and and slightly rolling property ideal for horses.  Several buildings, huge open spaces and quiet neighborhood streets combine to make this a wonderful potential estate.  The existing home is about 3000 sq feet and could be updated and remodeled or you can start over and create your own dream estate!

Another property in La Canada was located on prestigious Chevy Chase Drive.  This Spanish Home features a 1/2 acre lot, guest house, wonderful backyard with pool and old world charm.  A great property!

Last, but not least, on the wonderfully winding Berkshire Ave in Flintridge was this charming home.  Located on a private lane just off Bershire Ave.,  this great family home sits serenely in it’s own private park on a 3/4 acre lot.  The master suite overlooks the park-like backyard with a wrap-around deck to enjoy this sylvan treat indoors or out.

On a more affordable level check out this 3BR 2Bath property in La Crescenta.  Located on Prospect Ave., this home has been  recently remodeled with a beautiful master suite, charming curb appeal & very attractive landscaping.

Unemployment Up – Sensational Statistics – What’s going on with Jobs?

Today it was announced that our economy lost 598,000 jobs in January.  The fourth highest number of jobs lost in a single month (the highest was September 1945 with 1,960,000 jobs lost).  Every one of the people who lost a job last month is likely to have a difficult time in the months ahead making ends meet and finding a new job.  Our best wishes & prayers go out to them.

But let’s look at these figures a little more closely.  The fourth highest number of jobs lost in a single month.  Let’s compare January 2009 with those other three months:

After hearing that our January unemployment was the fourth highest ever you would never realize that our January unemployment was only half as bad as the unemployment rate in Dec. of 1974.  And, only 1/3 of the unemployment in June of 1956.
But since sensational information is what sells TV ads and Newspapers we get the puffed up information in today’s headlines.
Things are certainly serious today but it would be good if we could get a little perspective.

Elegent La Canada Homes For Sale or Caravan Day in La Canada

Here are a couple of notable homes on the La Canada Homes for Sale Caravan this past week.  (Caravan is the day that brokers look at homes when they are put on the market).  These are the two that really stood out!

These elegent homes are in the Flintridge area of La Canada.  Charming streets in great neighborhoods!

Just below Foothill Blvd. 4377 Commonwealth looks fabulous from the street.  Around the corner at 4363 Oakwood Ave. is another beautiful estate home off.  Both of these homes offer elegent living in the foothills of the San Gabriel Mountains and the Verdugo Hills.

The downside is obvious – price declines create stress and financial difficulty for many home sellers.  The upside – low prices and low interest rates are creating great opportunities for buyers.

 The “Inventory Chart” of La Crescenta homes for sale  shows that sales have declined sharply since May of 2008.  Declining prices cause many home owners to put off their plans and take their home off the market.  As the number of homes for sale drops foreclosures and “short sales” dominate the market.  These homes usually have a great deal of “deferred maintenance” – in other words they are fixers.  The amount of work they require is the reason that the price has been heavily reduced.

Even though there is a shortage of homes on the market in La Crescenta, the downward pressure of foreclosures and “short sales” has reduced prices from an annual peak  of approx. $687,000 in May 2008 to their current lows of about $650,000in January 2009 – a drop of almost 6% in 6 months.

In future posts we’ll discuss other areas as well.

But, as a quick comparison prices went down about 18% over the same period for Sunland home sales and stayed almost level for La Canada homes sales.

La Crescenta Homes for Sale Median Price is the mid-point of home sales – ½ of the homes sold for more and ½ of the homes sold for less.   The red lines in these charts is the 90 day average of the median price; the black line is the 7 day average.The 1st chart (above) covering the last 90 days doesn’t tell much but the one year chart below shows the median price climbed in May and June and then began dropping during the summer.   In February 2008 loan limits on conforming loans were raised from $417,000 to $729,000.  When this occurred a larger number of more expensive homes began to sell because loans were available for them – causing the La Crescenta median home price to increase.  By the end of June overall price declines began to once again push the median price down.  In December the loan limits began to adjust downward to $625,000 once again pulling the median price down.

In the two year La Crescenta Homes for Sale chart median prices show the sharp decline began in early 2007 and began leveling off during the spring and summer of 2008.  In the winter of 2008 the median price began to fall again.  The change in loan limits that lasted between February 2008 and December 2008 helped to stabilize home prices.  By comparing these charts with those in my previous post it begins to look like the market may be stabilizing.Other factors to consider are inventories and foreclosure levels.  Be sure to look at my future posts for this information.

La Crescenta Home Sale’s Median Days on Market gives us important insight into market conditions.  In the 90 day chart above you can see that market time went up during November and the beginning of December.  Beginning on Dec. 9 market time began to go down.  In the charts below compare Median Days on Market for  12 months and 24 months you can see that Median Days on Market peaked in January 2008 – a year ago.  In my next post we will look at price activity of the same time frames.

 When comparing La Crescenta’s one year median market time chart above with the two year chart below you will notice that the peak market times of winter 2007/8 were higher than the peak market times this year in December.  Check back here to see how the market behaves through the rest of the winter.

La Canada Open Houses

Tuesday is “Caravan” day in La Canada, La Crescenta and Montrose.  January 6th was a beautiful, sunny day – the air was crisp and clear and the views were wonderful!  If you wish to see more information on the homes discussed here, just click on the links…

A few La Canada homes for sale stood out.  One is located on the very northern reaches of La Canada just minutes away from the Angeles National Forest.  This home, located on Bramblewood Road , overlooks the La Canada Flintridge Country Club, has high ceilings and a fabulous view.

My favorite of the day is nestled into a charming Flintridge cul de sac on Chula Senda.  This great home is first, and above all, a warm and friendly home.  And, lovingly, with wonderful attention to detail, this charming property has been remodeled and brought into tip top condition throughout.  As I mentioned, it was my favorite today.

Affordable, with La Canada schools, a nice backyard this is one of the leaset expensive homes in La Canada, has 4 bedrooms and a view, all for under $800,000.  No link is available right now but when it is I’ll include it here.   A very interesting value in a great school district!
