Yesterday the U.S. Treasury played their April Fool’s Day trick early – they quit buying Fannie Mae & Freddie Mac mortgages! This program was instrumental in stabilizing interest rates throughout the country – many people said it subsidized home purchases by keeping interest rates too low. It’s too soon to say how it will affect interest rates but it is expected to raise rates by around an 1/8th of a point. On a $300,000 loan that would be about $23.00 a month more. If these predictions prove correct the change in policy won’t have much effect on home sales – good news! Meanwhile the inventory of La Crescenta homes for sale is still at record lows!

4333 Chevy Chase Dr, La Canada Flintridge is located south of Foothill. One of the standout homes was 4938 Gould Ave, La Canada Flintridge. Located on a fabulous lot, this home combines warmth and elegance at the highest level. Available for sale but requiring lender approval – meaning the owner owes more than the house is worth. This La Canada home for sale is listed for $2,370,000!
Rounding out the day in La Canada I stopped into 4929 Carmel Rd, La Canada Flintridge - another gracious home in a great La Canada location.
Now – for a fixer! 3445 Montrose Ave, La Crescenta – on a quiet street in La Crescenta, this property is ready for an investor!
3845 El Lado Dr, Glendale is one of the most livable homes you’re likely to see. This La Crescenta home for sale is located in Whiting Woods and features a party cabana and pool. Last, but not least, there was 3536 Sierra Vista Ave, Glendale. what a great neighborhood! Spar Heights is one of the most sought after neighborhoods in La Crescenta and northern Glendale. Adjacent to the Montrose Shopping Center (location of the Montrose Farmer’s Market on Sundays), this area has one of the highest “walkability” scores in the Foothills.

As you can see in this graph, homes in La Crescenta are being listed at a higher price than what they are selling for.
Many of the homes for sale are going unsold after being on the market for months…
The sold homes, on the other hand, often sell within 30-45 days of being listed.

My favorite, though, is 902 Flintridge Ave, La Canada Flintridge CA . This home is the perfect combination of comfort and luxury.
