The following graphs show the median days on market of homes for the 12 months prior to October 2008.  These include Glendale and La Crescenta; La Canada; Sunland and Tujunga California.

The foothill communites of La Crescenta, La Canada, Sunland/Tujunga and Glendale are closely related in demographics, shopping, schools and real estate.  Many residents shop, dine and see movies/plays either locally or in Glendale & Pasadena.  The Glendale Unified School District serves Montrose, Verdugo City and La Crescenta as well as Glendale.  School scores in Glendale vary with many schools in the La Crescenta area, especially Rosemont, the middle school; and Crescenta Valley, the high school; scoring near the top or best in the district.  Schools in La Canada score even better!  Sunland/Tujunga on the other hand has more affordable housing, much of it in beautiful neighborhoods, but schools that don’t score as well on standardized tests.

The charts below reflect how long it takes to sell a house.  Longer market times can be caused by sellers who refuse to reduce their price in a down market.  Some markets such as upscale neighborhoods don’t have many foreclosures and consequently the sellers have a stronger negotiating position.  In other neighborhoods where there are many foreclosures prices are softer and owners wind up cutting their price in order to sell.  To check foreclosures take a look at Glendale foreclosures or La Crescenta foreclosures.  You can find additional info on other areas here at VerdugoHillsHouseTalk.com.

Median Days on Market for Glendale and La Crescenta Homes.  The Glendale and La Crescenta real estate markets are closely related, have had significant foreclosure activity but continue to have a healthy amount of sales which are neither foreclosures nor “short sales”.  In La Crescenta reduced prices attract buyers who otherwise might have bought homes in Sunland/Tujunga and, at the same time appeal to people who would have liked to buy in La Canada or more expensive areas of Glendale but simply cannot afford the prices sellers demand.

Median Days on Market for La Canada Homes.  Market time spikes because sellers insist on getting higher prices than reluctant buyers are willing to pay - and thus, sit on the market.

Median Days on Market for Sunland and Tujunga Homes.  Despite a very active foreclosure market the average time to sell a home in Sunland & Tujunga remains quite high.  This is due in part to people willing to pay a little more to move up from Sunland/Tujunga to La Crescenta or portions of Glendale.

Caravan in La Crescenta

Every Tuesday we Realtors hold houses open for each other in La Crescenta CA, Montrose CA, Glendale CA, and La Canada CA.  These wonderful communities are nestled into the Verdugo Hills and San Gabriel Mountains just east of Pasadena CA.  Here are three of the better values I saw on the La Crescenta/La Canada Caravan this week:

The Glendale and La Crescenta real estate markets are closely related, have had significant foreclosure activity but continue to have a healthy amount of sales which are neither foreclosures nor “short sales”.  Interestingly, inventory in La Crescenta and the larger market of Glendale have remained relatively constant.  For comparison take a look at La Canada and Sunland/Tujunga homes for sale below:

La Canada homes for sale inventory rose dramatically throughout the year until August and then dropped off sharply.  The La Canada real estate market has so far been largely unaffected by foreclosures or “short sales”.  Inventory rose along with market time largely as a result of buyers’ unwillingness to pay list price for homes that did not reflect the price drops associated with foreclosures.

Sunland CA and Tujunga CA Home Inventory

Sunland homes for sale along with Tujunga real estate, on the other hand have been heavily affected by foreclosures and short sales.  The sharp drop in inventory during the spring was the reaction of homeowners unwilling to market their homes at the stressed price levels of foreclosures.  Inventory rose during the summer as foreclosures came on the market and prices came down.  As prices came down more homes sold and the inventory dropped.

 As you can see in the chart above home sales in La Crescenta have not held up as well in La Crescenta as compared with Glendale.  Two reasons come to mind; there are relatively fewer homes on the market to choose from in La Crescenta than in Glendale and there are more condos & less expensive homes in some areas of Glendale.

 Sales in La Canada have been particularly slow and, as you can see, have been trending down all summer.

Sunland & Tujunga, like portions of Glendale, have more relatively inexpensive homes and sales have been holding up well.  This is also a result of many more foreclosures in Sunland and Tujunga.

 The green & blue graphs show prices in La Crescenta base on a 7 day average (Green Line) and 30 day average (Blue Line).  As you can see prices firmed up in the spring after a long decline during the winter.  Glendale (the red & black lines) on the other hand has been declining all year with some leveling off during the summer.

Compare the Glendale & La Crescenta chart (above) to the chart of La Canada that follows:  As you can see, the median price in La Canada has continued rising.  This could be the result of fewer sales of more expensive homes pushing the median price up or it could simply be rising prices.  Use the link for more details on La Canada Homes Sales Statistics or give me a call.

A side effect of the dramatic price deflation in Sunland & Tujunga is downward pressure on prices in neighboring communites such as La Crescenta.

In the following maps and related information you will see that La Canada home sales are only slighly affected by foreclosures. It’s worth noting that compared to other areas in the Foothills such as Sunland, Tujunga and La Crescenta home sales - La Canada has experienced very few foreclosures.  However, owing to all of the price depression caused in surrounding communities by foreclosures, La Canada prices have slipped somewhat.
